We own the brokerage, so we can charge a price others simply can not. When you list with an agent, you are listing with the agent's broker, and due to their overhead and company policies, agents can not set their own commissions. At 28 Coves Real Estate & Development, we know we can make more, but we would rather YOU make more.

More specifically, broker price analysis (BPO), professional photographs, placement on the MLS, Open Houses, showings and when your offer has finished negotiations, it's time to roll up our sleeves and work seamlessly with escrow, lenders, title, the other side of the transaction, and of course, YOU.
As of August 2024, all commissions regarding the buying side of real estate are negotiated between the buyer and their agent. Now, those negotiations may specify that the buyer can not afford to pay for their agent direct and may need to do so through their lender, or through your proceeds. It is up to you to decide if you want to accept an offer with terms to pay the buyer's agent.
At 28 Coves, we don't charge other fees. But, selling your home in California does involve many other services than just those your agent performs. All of those service expenses are negotiable, and the seller's share of the costs is different for everyone.
